Native Communities’ appointment now additionally includes property management of ONE Station Hill, comprising 275,000 sq of best-in-class office space developed by Lincoln MGT.

In June 2024, Lincoln MGT announced 115,000 sq ft of prime office lettings in ONE Station Hill to PepsiCo, PwC and NewFlex, bringing the speculative office building to more than 40 per cent let.  More than a third of the remaining workspace is currently under offer.  Recently, two new retail lettings have also been announced for the ground floor of ONE Station Hill: renowned London-based coffee roasters and bar chain, Notes, along with the vibrant Japanese restaurant, Kawaii.  Both are set to open their doors in the next few months.  Further announcements on other new commercial and retail lettings will be made in the coming weeks.

As specialist mixed-use operators, Native Communities’ remit includes overseeing providing property and facilities management services. The company has been providing strategic and day-to-day consultancy advice on the latest delivered phases at Station Hill since the Summer of 2023.  Following the completion of the ONE Station Hill office development and opening of the public realm, Lincoln MGT has now confirmed the formal appointment of Native Communities on this element of the development.  This is in addition to Native Communities’ existing operation of Ebb&Flow, the 598-home Build-to-Rent first phase of Station Hill, an appointment which commenced in May 2023.

ONE Station Hill—designed by leading international architect Gensler—is part of the transformational development of the town centre, creating a connected live-work-play experience. The office building is arranged across lower ground and ground floors and fifteen upper floors, with roof terraces on Levels 8 and 15.  Situated opposite the Reading Elizabeth Line/main line Station, ONE Station Hill is connected to Friar Street via a new, pedestrianised two-acre public realm, creating a safe and enjoyable welcome to all those visiting, living and working in Reading.

We already manage nearly one million sq ft of commercial space across the Native Communities’ portfolio, including offices, ground floor retail and hospitality, as well as significant areas of public realm. We are pleased to be able to draw upon our experience and apply it to ONE Station Hill, a best-in-class and significant asset for Reading.
